Connecticut’s property tax system is run by towns and cities (not counties). Each town sets its own mill rate and bills you based on a percentage of your property’s value. Below is a simple overview and links to find the right tax office for your town.

Assessed
value = 70% of fair market value
In CT, assessors value real estate at market value and then assess it at 70% for taxation. -
Revaluation
happens at least every 5 years
Every municipality must implement a revaluation on a statutory 5-year cycle. Some towns may phase in changes (up to 5 years). -
Your
bill uses the town’s mill rate
A mill is $1 of tax per $1,000 of assessed value. Tax = (Assessed Value × Mill Rate) ÷ 1,000. -
Appeals
exist if you disagree with value
After revaluation or a change notice, you can seek an informal meeting with the assessor and, if needed, appeal to your local Board of Assessment Appeals by its statutory deadline (often in February/March—confirm with your town).
Quick Example
- Market value estimate: $400,000
- Assessed value (70%): $280,000
- Town mill rate: 28.00
- Tax: $280,000 × 28 ÷ 1,000 = $7,840/year (before any exemptions/credits).
