  • Late fees & interest:

    • Interest accrues at 1.5% per month (18% annually) on delinquent property taxes.

    • A minimum charge of $2.00 may apply even for small balances.

  • Collection steps:

    • Tax collector can issue demand notices and liens if unpaid.

    • Liens typically attach to the property automatically by law on the assessment date (Oct 1).

  • Redemption period (tax sale):

    • If your property is sold at a municipal tax auction, you generally have a 6-month redemption period to pay the taxes, interest, and costs to reclaim the property.

    • Redemption requires payment in full of delinquent taxes, accrued interest, legal fees, and auction costs.

  • Other costs you may face:

    • Lien recording fees (town clerk charges to record lien and release).

    • Marshal/constable fees if collection is enforced.

    • Advertising costs if property is published in tax sale notices.

    • Attorney’s fees if foreclosure action is pursued by the town.
